Management Services ADVERTISING: We have many ways to advertise your property. For the Newberg, Dundee & Carlton areas we place ads in The Newberg Graphic. For McMinnville, Dayton, Lafayette & Carlton we place ads in the News Register. For the Sherwood, Tigard & Tualatin areas we place ads in The Oregonian. We place signs in front of properties, advertise on our web site & also use Craigslist. MAXIMIZING YOUR PROFIT: We can establish a rental value of your property for you. We will also assess the property condition and recommend repair & decorating - all of this is to maximize the curb appeal. SHOWING YOUR PROPERTY: Showing your rental is often the most time consuming in the leasing process. We are always available to show your vacancy. We have a person that answers messages over the weekend and to do showings for tenants that are only in town for the weekend. All other showing we schedule throughout the work week. COMMUNICATION: We believe in keeping you up to date with tenant and repair associated issues. If your property is vacant, you'll receive updates via email or phone call with every new development. We will also contact you with ideas to advertise your property. APPLICATIONS: We require all applicants to go through a complete tenant screening process including credit, background & current landlord checks. Click here to view our application Criteria. SIGNING THE LEASE: All leases and agreements are simple to understand to better protect your investment income and you. Keeping on top of the latest local, state and federal property and tenant law guarantees that our leases and practices stay compliant with the Fair Housing Act, protecting you from the threat and expense of litigation. RENTS: We collect rents on the first and are delinquent by midnight of the fourth. We enforce on-time rent payment and handle any "bounced" checks. The charge for a "bounced" check is $25.00 and is charged to the tenant. We review each lease renewal to assure you are getting the best income from your investment. DEPOSITS: We require all tenants to pay security deposits equal or greater to the rent amount to ensure tenants will comply with the terms of the rental agreement. All security deposits are kept in a non-interest escrow account. PET FEES: If you decide to allow us to accepts pets in your property, a non-refundable pet fee of $200.00 or more will be assessed. INSPECTIONS: To insure that the tenant is properly taking care of the property and that all maintenance is Completed, we inspect at least once per year at all the properties. MAINTENANCE: We have experienced maintenance personnel on hand to handle most needs as they arise. We also have a list of local contractors that offer us discounts! With our own maintenance staff, we provide a consistent, less expensive & higher quality of service. Owners must approve all major repairs over the $500.00 in your reserve account. COMPREHENSIVE ACCOUNTING SERVICES: You will receive monthly and yearly income and expense statements. We maintain all security deposits and fees until tenant has vacated the property. You will be provided with a complete tax record at the end of the year. We pay all utility bills that pertain to your property out of the rents received or owner reserve if property is vacant. OUR GOAL: Our goal is to achieve the highest maximum income and provide the highest quality service for our customers. This is possible only by taking careful steps while we keep you informed with a Monthly statement, E-Mails if addressing a current tenant issue or repairs, and updates if your property becomes vacant. OUR FEES: Management fees range from 11-12% of gross monthly collections but ask about discounts.
